Sales exceeding $10M at auction continued this month following on from last month’s blockbuster auction sales of 2 houses just hours apart for a combined value of $30M, and these were hot on the heels of houses our agents negotiated on Noosa Sound for $30M and $20.5M.

The baton of ownership finally passed to new owners for Hastings Park Penthouse 9 from sellers who bought the property brand-new through me 30 years ago.  The rarity of the opportunity was not missed on several bidders who competed until hammer fell to a happy Victorian family for a purchase price for $12.51M.

The apartment offers a rare four-bedroom configuration with three bathrooms, a roof terrace, and sweeping views across Noosa Beach and Laguna Bay. Interestingly, of the nine apartments in the luxury complex, this was the only one not owned by a Victorian, and now with 100% Victorian ownership we joked that they could hold their future body corporate meetings in Melbourne.

This high concentration of Victorian ownership isn’t the norm, with the majority of buyers and visitors being fairly evenly attracted from across the eastern states.  Those from other states and overseas are in the minority.  From year to year there have been subtle changes, but it is fair to say that most have come from Brisbane, Sydney, and Melbourne.

The ultra-premium end of the market is active with our company having had the privilege of handling every one of the past 12 sales breaking $10M on behalf of delighted clients for a combined value of $174M, setting multiple records in the process.

So, what do these results and records mean for the owners of properties valued below these stratospheric levels?  These market leading sales act like icebreakers, paving the way for a positive value lift across all investments. They are the sales that are widely reported and generate most media attention.  The flow on effect of these bigger sales is palpable through all price ranges as buyers and sellers measure their own property values against recent results. 

Positive market news, especially about record breakers, is always nice to hear when selling, and simply comforting if you have no plans to move.
