What a wonderful time of the year! With visitors descending upon Noosa for  well-deserved holidays and festivities, there’s always a frenzy of activity and anticipation, as many locals prepare for a sale during this traditionally busy selling season. Most urban real estate agencies take a holiday, however for our agents and support teams, it’s all hands-on deck as usual.

Timing a sale to take advantage of a hugely increased audience of potential buyers from all over the country and overseas, makes logical sense as people are in a relaxed and happy frame of mind, and generally as I have experienced over the past 36 summers, this stimulates many spontaneous purchases.

With a fresh wave of holidaymakers checking in and checking out every week it amounts to a lot of extra people a property is exposed to over summer. Similarly, office window displays with noticeably bigger crowds looking at what properties are on offer during holiday time. If you’re thinking about launching a property, time is of the essence. However, it’s never too late to get the ball rolling quickly.

The number of properties for sale is slowly increasing so for buyers there is a little more choice and a little less urgency, however as we found during Spring most properties are selling in the first 30–45 days on the market with 2/3 buyers typically in the equation. Auctions are producing superb results in all price ranges, including four just sold in excess of $10m. A recent stand out was a 3-bedroom apartment at 2/3 Mitti Street, Little Cove, which received an incredible 31 additional bids after being called ‘on the market’ and selling for $2.51m. The owners were overwhelmed as you can imagine as each additional bid added to their unexpected windfall.

Lumiere, the apt name for a glamorous  Little Cove residence in Bayview Road sold for $15m at the 22 November auction. What a finale to our final Spring blockbuster auction sales, hot on the heels of a beachfront house for $13.1m, a hilltop cottage in Little Cove for $16.9m, a Hastings Street apartment for $12.51m, and a Noosa Parade house in excess of $20m. Private treaty also produced a large number of significant sales which we won’t disclose until settlement, so with more than $200m+ in sales secured for our clients Spring has exceeded our expectations and is a tell-tale sign of what we can expect for the Sizzling Summer Selling Season.
